Lovely selection of homes! And the new estate that has been built looks great... sales person Ellie was very friendly and helpful. Thanks. But!!! As for moving in. Been in nearly two years. And people start to care a little less each week that passes. Had major snagging issues that are still on going to this day. And had issues outside the property. Ground maintenance dont care. Had emails ignored etc.... Heartbreaking really. Who knows what the future holds for this estate.

I have owned my property for 2 years now, I was one of the first to move into the site at furlong heath. The original sales woman was terrible and lied about a lot of things which I later found out. Snagging issues don't get resolved very fast at all and just get told that emails about these have not been received there end. Recently they delayed an issue by ignoring previous requests and now they are saying I've gone past the two years where they will help with these issues so they won't do anything although I have sent them proof this was reported 3 months before this ended asking to call me as they don't get my emails apparently. Ellie who is on site as the sales person is amazing and is helping with issues that are probably out of her responsibilities. Communal areas don't get looked after unless you are right in front of the show homes either and we've even had residents doing this work for them and still no response to this getting sorted which I believe is disgusting. This is all very sad to say as generally the build quality is very high and the area is lovely.

I had an awful experience with Tilia, hundreds of snagging issues which took time to resolve. They were slow whilst on site but operated in reverse when they left the site! We spent years of not being able to get in touch with them (Although at least they answer the phone a bit more these days) We also had our house flood due to poor site and house design. And we have been waiting for top soil on our land for 4.5 years, this work was promised but as always they have massively underdelivered. A lot of housing developers aren't great but I would avoid Tilia like the plague!

Poor experience with Tilia. I wouldn’t advise anyone to proceed with this developer at Furlong Heath in Norwich. Reserved a house in December only to have minimal updates on a slow build (last update in Feb!) They could not confirm any completion date and requested exchange within 28 days of reserving (even with a Christmas and New Year in there!) No solicitor can work at that pace and then subsequently pulled the rug and remarketed the property in April. You’re expected to go homeless if you’re selling your own property to move into one of theirs essentially. Too many red flags along the way. All options are non refundable with payment requested prior to exchange of contracts which is madness. Just a heads up for those who are interested in this place. It’s a lovely site with nice houses but the developer leave a lot to be desired for when working with prospective buyers. Avoid at all costs.
