I moved into my new build at Edenhill Gardens in Doncaster on October 1st. Now that I have lived here for nearly two months, I feel comfortable leaving a fair, honest, and detailed review to help other potential buyers who might be on the fence. THE "NEW BUILD" FEAR I want to start by addressing the elephant in the room. Like many, I specifically wanted a new build, but I was terrified by the hate on social media and the "snagging videos" online. I almost didn't go ahead because it seemed only people with negative experiences were posting reviews. However, I noticed the Doncaster sites had good reviews mentioning specific staff members, so we decided to take a look. If you are worried about the horror stories: go see the house for yourself. My experience has been vastly different from what the internet suggests. SALES & BUYING PROCESS We originally went to view the Hallgate (3-bed) and met Gemma in the sales office. She was incredibly warm and bubbly. She suggested we look at the Selset (3-storey) showroom. I had dismissed this house online, but seeing it in person changed everything—it stole the show and was actually cheaper than the Hallgate with the discount available. Despite being nervous about our mortgage (short job history), Gemma recommended a fantastic mortgage advisor who secured it for us. Throughout the process, Gemma and Vicki were amazing. They let us visit to measure up, bring family over, and answered every text speedily, even after we completed. SNAGS & BUILD QUALITY We hired a professional snagger before moving in. He found cosmetic issues and some regulation fixes. Keepmoat was incredibly fast at correcting these. We actually found more snags after moving in that the professional missed, and again, the team was quick to sort them. We had one specific annoyance: a vent in the master bedroom was flapping in the wind. It turned out to be a design flaw rather than a build error. We removed the noisy plastic part and plan to seal it for winter, but Keepmoat did send the team to look at it and offered to replace it, so I can’t fault their effort. AFTERCARE This is where Keepmoat has really shone. For Edenhill, Andy is the customer care touchpoint. He visits us every two weeks to check in. It is such a relief to have a specific person to address snags with who actually gets them resolved. The Site Manager also visited us when we first moved in. THE REALITY OF A NEW SITE (THE CONS) To be fair and balanced, there are realities to being the first on a new site: Utilities: We have had an ongoing saga with British Gas regarding our meter registration (still unresolved 2 months in). This is a British Gas/admin issue, not strictly the builder, but it is a pain. Site Conditions: As the road isn't finished, there is a dip at the entrance and the paths are a bit rough. Lighting & Safety: There is currently zero street lighting, making it very dark in winter. The main entry is on a busy roundabout with no road markings or traffic lights for the estate exit, which can feel quite unsafe. I believe this is a Council issue, but it is something to be aware of. VERDICT Overall, the house is built really well and I am so pleased we didn't listen to the negative online hype. A huge thank you to Gemma, Vicki, and Andy for making this experience so positive. If you are looking, go see Gemma and judge the houses for yourself.
